Cam and Xenia approached Martelli Buyers needing to find a home in the Eastern Suburbs, closer to their children's schools, having lived in the inner West for many years. They had a great budget to work with for a large family home, but the online options were limited and they knew that an extensive search of off, pre and on market homes would be necessary. As a busy family they also had limited time to review homes and complete due diligence, and were not familiar with the streets or building styles and the hooks that may come with these.
Martelli Buyers collated more than 40 homes for the Cam and Xenia during the search, 80% of which were off market or pre market, focussing on homes on some of Remuera, Kohimarama and St Heliers’ best streets. The challenge was finding a home that was exceptionally well built, had level indoor/outdoor flow to a pool, and was within walking distance to a hub of cafes and shops. These homes are tightly held for decades and often sell quietly off market. We reviewed and discounted many properties due to vendor price expectations, location challenges and inferior building materials.
The right home was found in the heart of St Heliers, spanning 500+sqm over three levels with sea views, swimming pool, cinema room, sauna and spa, and generous living areas. The due diligence for this property was both complex and thorough, and after weeks of back and forth negotiations we were able to secure the home for the right terms for our buyers
