Off-market home secured $300K below our clients budget

The Problem:

Our clients, a busy couple, downsizing from their large family home, wanted to make the most of a buyer’s market. With their settlement date looming, they needed to find the right home in Ponsonby, Herne Bay or Grey Lynn without the hassle of renting in between. They didn’t know the local market, including what to look for, what to avoid, and how much to pay.

Our Solution

With a tight timeframe, we moved quickly, sourcing 14 suitable homes through our network, 50% of which were off-market. Within 10 days, we found the right home, off-market. We negotiated a price well below our clients budget and on terms that worked for both parties. During due diligence we identified a few issues with the LIM. Martelli Buyers Agents worked with the lawyers and sales agent to have them remedied prior to settlement.

The Outcome

Our clients secured the right home in their preferred area for more than $300,000 below their budget. They avoided the need for a rental, took advantage of the buyer’s market and had comfort that they had purchased a good quality home that wouldn’t have future issues/headaches.
